Bengaluru Homeowners Can Now Get Final e-Khata In 48 Hours Without Visiting BBMP Offices

 To take the hassle out of service integration and remove red tape, Bruhat Bengaluru Mahanagara Palike (BBMP) announced that homeowners do not have to go to a municipal office in person to claim an e-Khata, as it can be issued online in less than 48 hours.

This modernisation is likely to improve Bengaluru's architectural and real estate record-keeping by making procedures more efficient and less reliant on time-consuming repetition.

What Is e-Khata?

An e-Khata is a digital counterpart of the Khata certificate, which confirms the ownership and tax obligations of a given property. It is an important document required for registration, sale, transfer, or even loaning of a property.

In October 2024, the BBMP launched the e-Khata system, which allows property owners to apply for a Khata, track its status, download, and even verify them over the internet without having to go to the BBMP offices physically.

What Documents Are Needed?

When applying for the e-Khata, the following documents must be automatically uploaded:

  • Aadhaar card number

  • Sale deed or registered property deed number

  • Property photograph

  • Encumbrance Certificate (EC) from registration date until October 31, 2024

After submission, the Assistant Revenue Officer and case workers will confirm the documents’ authenticity and provide the final e-Khata within 48 hours.

BBMP Has Already Issued 2.25 Lakh e-Khatas

Leading up to October 2024, BBMP had issued more than 2,25,000 e-Khatas after documenting their implementation on the platform, thus exemplifying its wide usage and efficiency.

Effects On Real Estate And Income

BBMP concern that there has been a decline in real estate activities in the previous months, explaining it is due to the prolonged wait periods for Encumbrance Certificates as well as the e-Khata prerequisite during property registrations.

But the new 48-hour e-Khata system is anticipated to increase property transactions and improve BBMP's revenue deficits, which had suffered from the documentation aged debt previously.

How To Apply for e-Khata Online?

The process of applying for an e-Khata in Bangalore is easy at the e-Aasthi portal of BBMP. Instructions and a guide for the online application process are discussed below.

Step 2: Register and log in with your credentials

Step 3: Upload required documents
